Located in an area that was historically agricultural but is currently experiencing very rapid development and growth.
Project Description:
Prior to the completion of a property transaction for the facility, Patriot Environmental Management was retained by the buyer to conduct a Phase I Environmental Site Assessment and a Limited Phase II Site Investigation. Both investigations were performed concurrently to meet the timeframe of the transaction. Phase II ESA activities identified elevated concentrations of lead present in material that was stockpiled in an overgrown portion of the property. In addition, laboratory analytical results for the samples that were collected from the facility water supply well revealed the presence of Volatile Organic Compounds (VOCs) from an unknown source.
Patriot identified several areas of potential environmental liability and recommended additional investigation that would be necessary to eliminate/address the potential liability. These areas included sitewide groundwater (to delineate the extent of the contamination observed in the supply well), the area of stockpiled material, and a separate area of material identified by the existing property owner as “ash material”.
Patriot performed a groundwater investigation, which revealed that environmental impact to groundwater was isolated and did not exceed regulatory remedial cleanup standards. In addition, Patriot negotiated the removal of all identified areas of stockpiled waste materials by the existing property owner. Post-excavation soil sample results indicated that underlying soil quality met applicable regulatory remedial cleanup standards.
Based upon the results of these due diligence activities, Patriot’s client purchased the property with full-confidence, as areas of potential environmental liability were identified and addressed appropriately.
